The final walk-through is the last opportunity to see the home before closing—and an important legal safeguard for you as the buyer. It typically takes place the day before closing or the morning of, once the seller has moved out and any agreed-upon repairs should be completed. While it is not an inspection, the walk-through allows you to verify that the home is in substantially the same condition as when you made your offer and that the seller has met their contractual obligations.
What the Final Walk-Through Is (and Isn’t)
The walk-through is not a chance to reopen negotiations or conduct a second inspection. Instead, it is a contract compliance check. During this visit, we confirm:
- The property is in the same condition as when you agreed to purchase it
The home is “broom clean” and free of the seller’s belongings (unless otherwise agreed)
All items included in the sale—appliances, fixtures, window treatments—are still present
- Any repairs negotiated during the inspection have been completed
The systems that were functioning at inspection are still functioning at walk-through
Indiana contract law requires the seller to maintain the home’s condition up until closing and to complete any repairs they agreed to in writing. The walk-through is how you verify this before funds are exchanged and ownership transfers.
What We Look For Together
During your walk-through, you will be accompanied by a member of the Lee Ann & Betzy. We help guide your review of the property and ensure nothing is overlooked. We typically check:
- HVAC, plumbing, and electrical systems
- Water heaters, sump pumps, and mechanicals
- Appliances included in the sale
- Doors, windows, locks, and garage openers
- Toilets, sinks, and drains
- Attic, basement, and crawlspaces (surface-level only)
- Lawn, exterior structures, and any outbuildings
- Completion of all agreed-upon repairs
We also bring copies of repair receipts (if provided by the seller) to compare against what we see.
If Something Isn’t Right
Most walk-throughs are straightforward—but occasionally, something is missing, broken, or incomplete. If we find an issue, you are not expected to handle it alone.
We step in immediately and help you evaluate the severity of the situation:
- Minor issue or oversight
We can work with the seller’s agent to resolve the concern before closing. This may include a quick fix, confirmation that a repair is in progress, or written assurance from the seller. - Repairs agreed upon are not completed
We will request documentation, photos, receipts, or re-inspection if needed. If repairs are missing or poorly done, we can:
- Delay closing until repairs are complete
- Request a repair credit
- Renegotiate terms with the seller
- New damage or a major change in condition
If something has materially changed (e.g., water damage, broken systems, removed fixtures), we will advocate on your behalf to either resolve the issue, negotiate compensation, or—in rare cases—delay or cancel closing if the contract allows.
Indiana contracts are designed to protect the buyer from taking on unexpected new problems, and we ensure your rights are upheld.
