Step 2: Introduction to Your Buyer Documents

Before we ever step into a showing, we take time to walk you through a small set of documents that lay the groundwork for our working relationship. Think of this as the “welcome packet” for your home-buying journey—a clear, transparent explanation of how we advocate for you, how we’re compensated, and the commitments we make as your trusted guides.

During this conversation, we review three key pieces that live on what we call the left side of your buyer documents—because they’re strictly between you, us, and Century 21 Scheetz. These aren’t seller forms or legal fine print you’re expected to decode. Instead, they’re the documents that define how we serve you, how we protect your interests, and how Indiana’s updated agency laws support your right to full representation.

We start with the Office Policy for Buyers, which outlines the fiduciary duties we owe you—trust, loyalty, confidentiality, disclosure, and skilled guidance. This policy also explains situations like limited agency and how we safeguard your information every step of the way. It’s essentially our promise to act in your best interest, backed by state law and REALTOR® ethics.

Next, we discuss the Affiliated Business Arrangement Disclosure. This is a simple transparency statement that explains that Century 21 Scheetz has ownership interests in certain service providers—such as Milestone Home Lending or Dominion Title. You’re never required to use these services, but we disclose the relationships openly so you can make informed choices and feel confident that everything is above board.

Finally, we introduce the Buyer/Tenant Exclusive Agency Contract. This is the document that officially makes us your advocates. It reflects Indiana’s new law requiring written buyer agency before services are provided. We review responsibilities on both sides, how compensation works in today’s market, how communication flows, and what support you can expect from us—from first showing to closing day. It’s where we align expectations, outline your search criteria, and formalize the partnership you’ve chosen with us.

Our goal isn’t to hand you a stack of paperwork—it’s to make sure that before the search begins, you understand exactly how we protect you, communicate with you, and represent your best interests. This overview sets the tone for a grounded, informed, and confident home-buying journey—guided by professionals who believe transparency is the first step in trust.
