Step 18: At the Closing Table

Closing Day is the moment everything becomes real—when the home officially transfers into your name, and you sign the final documents that complete your purchase. By the time you reach this stage, we’ve already guided you through the major steps; now we make sure you’re fully prepared for a smooth, predictable, stress-free closing experience.

What to Expect

Closings in Indiana typically take place at the title company’s office or through an approved remote or mobile option when scheduling is tight. Once seated at the closing table, a licensed closing agent will walk you through a series of documents from both your lender and the title company. This can feel like a lot of paperwork, but each piece serves an important purpose.

Expect to sign:

Loan documents (if financing): include your promissory note, mortgage, and lender disclosures

  • Settlement statements: outline the exact financial breakdown of your transaction
  • Title and conveyance documents: legally transfer the home into your name

Tax and state-required forms: affirm ownership and compliance with Indiana property rules

Most closings take 45–90 minutes, depending on the type of loan and questions you may have. We stay with you—either in person or virtually—to help you understand each step and make sure everything is accurate.

Bring Proper Identification

Indiana title companies are required by state and federal law to verify your identity before transferring ownership or releasing loan funds. You must bring:

A valid, unexpired government-issued photo ID
(Driver’s license, passport, or state ID)

Some title companies may also request a second form of ID, so it’s wise to bring one as backup.

This requirement protects you from fraud and ensures the deed is titled correctly under the proper legal name(s).

How to Prepare for Closing Day

A smooth closing starts with simple preparation:

  1. Review your Closing Disclosure
Your lender will provide this at least three days before closing. Review it carefully—we will walk through it with you and confirm the accuracy of fees, credits, and loan terms.
  2. Clear your schedule
Even if the appointment is quick, give yourself some breathing room before and after. Closing Day is meaningful—you deserve time to take it in.
  3. Bring any documents your lender has requested
Occasionally lenders need a last-minute pay stub or bank statement to complete their file. If so, bring printed copies.
  4. Ask us anything
If you have questions about payments, escrow, taxes, warranties, or next steps, bring them with you. We’re here to help.
