Once you’ve chosen the homes you want to see, we schedule your showings and send you the route the day before so you know where we’ll meet and what to expect. Arriving a few minutes early helps us stay on schedule and keep the tour relaxed.
Most sellers require pre-approval before showings and often set limits on when their home can be viewed. To respect their time and ensure access, we typically schedule appointments at least a day in advance. We also recommend practical preparation: wear easy-to-remove shoes, dress for the weather, and plan ahead since restrooms may not always be available. Vacant homes may not have utilities turned on.
To keep your experience focused and productive, we limit each outing to your top three or four homes. Touring too many at once leads to confusion and makes decision-making harder. A smaller, curated selection allows you to evaluate each property clearly and compare them meaningfully. If more homes catch your interest, we simply schedule an additional tour.
During each showing, we focus on the property—not the furnishings or personal items inside—and avoid touching décor or opening private drawers or cabinets. Children should be supervised and reminded not to play with toys or items they see. We also avoid areas such as attics, crawl spaces, and mechanical rooms; those are addressed after you’re under contract during the inspection.
For privacy and negotiating protection, we keep financial discussions, offer thoughts, and personal motivations outside the home. Many sellers have cameras or audio devices, even when they’re not present. If the seller is home during your tour, we remain friendly but careful not to share details that could affect negotiations.
Our approach is always patient and pressure-free. After each showing, we briefly discuss what stood out, what didn’t, and how each home aligns with your goals. We refine your search based on your feedback and continue to provide updates on Central Indiana market conditions so you can make informed decisions.
We also tailor the experience to your needs. For children, we can shorten tours or build in breaks. For senior buyers, we plan routes that minimize stairs and emphasize accessibility and comfort.
Bring snacks and drinks if we’re seeing several homes—touring can be more tiring than expected. And at any point during the process, you can reach out with questions. Clear communication is the backbone of our partnership, and we’re here to guide you every step of the way.
