Step 9: What We Negotiate

When the right home shows up, the details matter—and so does keeping a clear head. With Lee Ann & Betzy, we walk you through each component of the offer and shape every term so you’re positioned to win—without sacrificing your priorities or comfort.

What Happens Before the Offer Goes In

In today’s Central Indiana market—where the median sale price in the state reached approximately $273,400 in October 2025, up about 5.8% year-over-year—timing, clarity, and competitive structure are essential.

Before we submit an offer, we ask you to finalize several key items:

  • Full legal names, phone numbers, and email addresses of everyone who will be on the contract.
  • Your offer price: we’ll discuss recent neighborhood sale-to-list ratios to determine whether you should expect to offer at, above, or below list price.
  • Your walk-away price: Knowing ahead of time how high you’re willing to go keeps emotion out of the negotiation when things heat up.
  • Closing date: While 30 days is typical in Indiana for mortgage-financed purchases, we’ll consider your timing preferences and the seller’s needs.
  • Earnest money deposit: A strong signal of your commitment; we help you decide what amount makes the most sense for your offer.
  • Down payment and closing-cost credits: We’ll review how much down payment you’ll put in and whether you wish to ask the seller to help with closing costs.
  • Home warranty, contingencies, and other terms: We’ll recommend which clauses make sense based on the property and your comfort level.

What We Negotiate

Here’s where our expertise drives value for you:

  • Price & terms—We advise on an offer price grounded in data, property condition, and market competitiveness.
  • Contingencies—Inspection, financing, appraisal, title issues: we explain what each means, which ones protect you, and how they affect your leverage.
  • Timeline & logistics—Closing date, possession date, any seller-preferred terms. These can differentiate your offer in a crowded field.
  • Seller strengths—We help you highlight what makes you a strong buyer: your pre-approval, your flexibility, your readiness to move quickly.
  • Counteroffers & multiple-offer scenarios—If the seller counters or more buyers come in, we guide you through strategy, evaluate each revision, and communicate constantly to keep things moving.
  • Communication & advocacy—We act as your advocate every step of the way. You’ll receive updates, understand your options, and be ready to respond when needed.

What You Can Expect from Us

  • Clear explanation: We walk you through every section of the purchase agreement, so you know what you’re signing and why.
  • Prompt updates: In fast-moving negotiation, we keep you informed—sometimes multiple times a day—so you’re never left wondering.
  • Strong negotiation – professional manner: We push hard on your behalf while maintaining a trust-based, professional relationship with the seller’s agent.
  • A goal-oriented outcome: Our target is a contract you feel confident in, that meets your needs, and that you’re excited about.

When the offer is accepted, congratulations—it means you’re officially under contract and we’re moving closer to home. From there, we keep supporting you through inspection, financing finalization, and closing. But this moment—the offer and negotiation—is where your readiness, our experience, and market insight combine to make things happen.
